Let Only Service Fee- One month’s rent + VAT
Credit References- £30 per tenant over ages of 18
The Let Only Service includes the following:
- Initial market appraisal and comprehensive advice on preparing property prior to let
- Advice regarding whether the property complies to current legislation
- Advertising and marketing the property on major portals
- Arranging and conducting accompanied viewings
- Interviewing prospective tenants and taking up references with credit reference agency and confirming terms between Landlord and Tenant
- Carrying out relevant Right to Rent checks
- Carrying out full credit checks and references, if required
- Execution of an ARLA Propertmark Tenancy Agreement and signing on behalf of Landlord
- Collecting the holding deposit and first months rent
- Registering of the deposit under the Deposit Protection Scheme (DPS)
- Arranging with service companies (principally electricity, gas and water)
- Does not include end of tenancy check out
- Preparing photographic inventory and schedule of condition prior to tenancy commencement; up to 2 bedrooms: £250 inclusive of VAT, £360 inclusive of VAT for 3 to 4 bedrooms, £420 inclusive of VAT for 5 bedrooms or more
- Serving Section 21 Notice- £120 inclusive of VAT.
