Administration/ Set up Fee- £240 inclusive of VAT
Full Management Fee- 12% + VAT
Credit References- £30 inclusive of VAT per tenant over age of 18
The Full Management Service includes the following:
- Initial market appraisal including comprehensive advice on preparing the property prior to let
- Organising relevant EPC, gas safety and electrical checks prior to the commencement of a tenancy, if required
- Advertising and marketing the property on major portals
- Arranging and conducting accompanied viewings and provide feedback weekly to the landlord
- Interviewing prospective tenants and taking up references with credit reference agency
- Execution of an ARLA Propertymark Tenancy Agreement
- Registering of the deposit under the Tenancy Deposit Scheme (TDS)
- Liaising with service companies (principally electricity, gas and water)
- Preparing a photographic ‘Inventory and Schedule of Condition’
- Collecting the rent and paying over to the Landlord monthly (normally set within 7 days of collection) less any fees or expenses due or incurred for the period
- Regular inspections of the property and providing inspection report to Landlord
- Advising, organising of repairs and maintenance issues
- Periodic rental reviews
- Serving of relevant statutory notices to tenants (fees may apply)
- Re-marketing of property promptly to ensure a minimal void period
- Carrying out a full inspection and inventory check at the end of tenancy and dealing with any dilapidations from security deposit on behalf of landlord and providing end of tenancy checkout report
Managing improvements on behalf of Landlord- 10% + VAT of total invoice
